The property has a clear title. All property taxes are paid and "up to date"
All offers must be submitted using a "Letter of Intent" format. All offers must include a provision for a refundable earnest money deposit of a minimum of US$ 100,000. Offers shall provide for a maximum of sixty (60) days inspection period, after which the earnest money deposit shall become nonrefundable. The closing date shall be a maximum of thirty (30) days after expiration of the inspection period. All offers shall include a financial statement, in a form acceptable to the Owner, that the funds necessary for funding the purchase are readily available. The Owner shall, in its own discretion, determine its willingness to negotiate with any prospective Buyer.
